My House Remodel Projects.

I have a tun of projects that I have planned for our house. I have a good size list for this year alone. If you count the entire work list, it will go on for years. We plan to stay in this house for many years so we have time. We do everything ourselves so no hiring out.

Things I've Done So Far:
-Repainted most the inside of the house (all but basement)
-removed popcorn ceiling in both bedrooms
-Replaced water heater with new 50gal energysmart electric water heater.
-new dishwasher with SS dishwasher
-new SS over the stove microwave
-Kitchen Aid dual-fuel range including adding gas line
-Bath work (in old thread)
-repair previous owners electrical mess-ups.
-adding lights in garage
-replaced 4 out of 8 windows
-roof mounted antenna
-yard work (removed about 6 large juniper bushes and 3 dead trees, planted new bushes and flowers in front yard, new mulch in front yard)

Things to do this year:
-replace the 4 windows that are left
-replace front door
-start basement remodel (remove popcorn ceiling, insulate walls, texture and paint, electrical work, casing around windows and doors)
-replace all railings in house (the years big project)
-finish the front yard including sprinkler/drip work
-finish work in second bedroom
-rewire phone, cable, and a few outlets and switches

Things for the future:
-remodel kitchen (new cabinets, counters, tile backsplash, tile floor, added island w/ wine rack, etc.)
-remodel basement bath
-remodel main bath including new tub and tile, solatube
-oak floors in entry and main level
-open tread oak stairs throughout
-carpet on uper level and basement (have someone do this)
-rework fireplace in basement to include built-in book shelves
-new garage door
-change the look of the house including new front porch
-20x20 master bedroom/bath addition with wood shop and storage below
-redo rear deck
-new drystack block retaining wall in rear
-completely new landscaping in rear and side yard.
-new concrete driveway
-new roof
-new siding

I think that is it, LOL.

Yeah, we need to do a crapload of stuff too. Most important is replacing the carpet and vinyl floors on the main level.

Word of advice: Do NOT get a Pella storm door. They're crap and their lifetime warranty doesn't cover the parts most likely to break. Personal experience.

Hehe, don't let Ron (coloskydiver) hear you say that. He works for Pella.

We've only done a few projects to our house in the 5 years we've lived hear. Luckily the house was only 10 years old when we moved in so there wasn't a lot that needed done. We replaced the dishwasher, washer and dryer, replaced the 3 windows in the front of the house, and redid the backyard with mulch and new gravel for the dog run, basically just renewing the setup that was already there. Unfortunately, we haven't kept up with the backyard and there are lots of weeds to pull now. It's a ton of work keeping up with a yard.

Our plans for this year are to repaint the downstairs, possibly get a new refrigerator, and repaint the trim on the outside of the house. Who knows if all that will actually get done though, heh.

if you need labor help...i work for food and beer....i am just a guy with muscles...no remodel experience...lol

Nice, I see where you're coming from. It's a good looking house, with some good areas for upgrading/improvement:)

Nice job on the rendering too, lol. Pretty cool you can do that-
