I can't wait to see what you put down!! 11:1 is pretty conservative, 11.8:1 would be leaner, which technically the opposite of conservative lol, as it's more dangerous, 10.8:1 would be "more conservative" (i.e. richer/safer) than 11:1, just FYI. Either way, good luck man!
